What is this film called?

I have tried everywhere. I've explained the plot to shops and websites and not a SINGLE person knows what this film is called or have even heard of it. This film EXISTS. I have held the DVD in my hand in HMV, and even had it put aside for me until I could afford to pick it up at a later date. Sadly I never did and now I cannot find it anywhere.

THE PLOT:
This film is about a hotel. It's a hotel for gay couples to stay, and that is what the film is based on. However, the person who runs the hotel hates gays and in fact runs this place just to trap them and kill them. This was the plot and if there was more to it I didn't know it.

I still remember some details of the artwork on the cover. It was written in a blood-type font (the title) and the text was white instead of red as most would expect. The cover was dark and had an artwork on the cover of the hotel. It looked very low budget.

Does anyone know the title of this film? I cannot find it ANYWHERE.
Thank you in advance.

Raincoat Killer.
