Can't remember a title. Amazing horror movie!

Hi guys,

I remember this movie about a boy that was locked up in a basement and his father beats him up. He kills the parents and sets the house on fire. Some teenagers are filming their trip around the house, or whatever is left over to make a documentary on the story.

What is the title of the film? I can't remember much, other than the movie being incredibly scary! Hope you guys can help me out. If that helps, the boy (killer) is wearing a dog's head as a mask. Thanks in advance!
